Estimator

The Estimator is responsible for performing detailed material take-offs for all phases of residential home construction and generating accurate, comprehensive cost estimates for new home plans. Additional responsibilities include processing custom pricing requests, developing and refining scopes of work (SOWs), and supporting the Purchasing Team in soliciting and negotiating pricing with trade partners and suppliers.

Senior Purchasing Manager

  • Perform material quantity take-offs for all areas of residential construction.
  • Coordinate material quantity take-offs and phase bids in accordance with the phase specifications, house series, and product specifications. 
  • Work directly with site plans and lot specific re-sites creating take-offs for area figures and house starts.
  • Prepare and maintain base house and option job cost budgets.
  • Maintain cost database, update descriptions, create new items, enter pricing.
  • Prepare site adjustment budgets for each new Mid-Atlantic community.
  • Assist with preparation and issuance of house construction start packages. Set up lots for Purchase Order Generation and distribution. Approve and distribute Variance Purchase Orders.
  • Build relationships with key Trade Partners and other key Mid-Atlantic Builders Stakeholders. Interface with accounting and production staff regarding job cost history and investigate cost variances as necessary. Make field visits to inspect quantity takeoffs with construction practices. Make changes to house and option budgets, as necessary, from job cost reconciliation history. Collect data from customer service, Field Production Managers, Personal Builders, and Sales staff to recommend changes to product specifications and quality standards. 
  • Assist Purchasing team with recruitment and selection of well-qualified subcontractors and suppliers.
  • Assist Purchasing team with:
    • Subcontractor negotiation and administration.
      • Checks subcontractor references.
      • Checks subcontractor work performances with other builders.
    • Cost control with competitive bids.
    • Participate in design and correction of design problems to keep costs in line with budgets and avoid repetitive mistakes.
    • Value engineering suggestions and analysis for new house designs.
    • Prepare contract documents for new subcontractors, suppliers and for new corporate identities. 
    • Writing of bid instructions.
    • Assist with obtaining supplier rebates for models and company volume.

 

  • Minimum of 3 years of experience in estimating, preferably within residential construction.
  • Strong attention to detail, with the ability to prioritize tasks, manage multiple projects simultaneously, and communicate effectively.
